Preventative Maintenance – Drain Line Pressure Washing

Store Location: Alberta & Ontario on trial basis

Objective: The objective of the project was to determine the impact and feasibility of completing preventative maintenance on drain lines, grease trap inlet & outlet and clean-outs.

Goals:The 3 major goals of the project are to

  • Provide cost savings to Starbucks
  • Maintain Store Operations
  • Limit Reactive Work task generation
  • Pressure wash all floor drains in the store. We will go as far as we can down the drain
  • Pressure wash inlet and outlet of the grease trap
  • Pressure wash mop sink
  • Pressure wash all front of house sinks and drains
  • Clean all hub drains
  • Tighten all bolts on grease trap and the hub drains (if needed)
  • Clean up

*Please note: All work completed after hours

The project has 3 different scenarios for store servicing.

  • Stores serviced once per quarter (3 months)
  • Stores services once per month (30 days)
  • Stores in control group which were not visited but monitored

  • Total Number of Plumbing Reactive calls: 62
  • Total Number of Drain Related Reactive calls: 16
  • Total Number of Plumbing Reactive calls: 48
  • Total Number of Drain Related Reactive calls: 8
  • Total Number of Plumbing Reactive calls: 64
  • Total Number of Drain Related Reactive calls: 10
Control – Baseline:

  • Percentage of Plumbing calls relating to drains: 26%

Quarterly Servicing:

  • Percentage of Plumbing calls relating to drains: 16%

Monthly Servicing:

  • Percentage of Plumbing calls relating to drains: 15.5%

There has been a greater then 10% drop in Drain related work task generation.

The data presented indicates the below goals have been achieved and this project has been successful.
